Tamko Roof Replacement in Los Angeles: What to Know First

Tamko roof replacement in Los Angeles typically runs between $11,500 and $24,000 depending on roof size, shingle line, decking condition, and tear-off complexity. Most full replacements on a standard Los Angeles ranch or Spanish-style home take 3 to 5 working days from first nail to final clean-up photo. We provide independent Tamko roof replacement across Los Angeles, which means we’re not a Tamko-authorized installer, and that independence lets us choose the right Tamko line for your house rather than the one a manufacturer program pushes this quarter. If your Tamko roof is at the end of its life, call (424) 766-4937 and we’ll give you a written price before any work starts.

This page is for homeowners in Los Angeles who already have a Tamko roof, or who are considering one, and want straight answers about replacement without a sales script. Erik Lindgren runs Birchbark Roofing, and after two decades of roofing in the San Fernando Valley and across Los Angeles, he’s seen every way a Tamko shingle can age in our climate.

How Tamko Products Fail - and How We Fix Them

Tamko makes a solid shingle. But every roof fails eventually, and Tamko failures in Los Angeles follow patterns we see year after year. Here’s what actually happens on the houses we replace.

  • Heritage series granule loss after 12 to 15 years of Los Angeles sun. The Heritage line is Tamko’s most common architectural shingle in Los Angeles, and its biggest weakness here is UV-driven granule loss. The south and west slopes bake all day, the asphalt oxidizes, and granules start washing into your gutters. By the time you see bare patches, the shingle is structurally done. We replace these with a current Tamko architectural line, or we discuss a switch to a brand better suited to your specific sun exposure.
  • Titan XT curling at the eaves on valley-heavy roofs. Titan XT is Tamko’s heavier architectural shingle, and it handles wind well, but on Los Angeles homes with deep valleys and poor attic ventilation, we see curling at the eaves and along the valley edges. The cause is usually trapped heat plus moisture from morning marine layer condensation that never fully dries. Replacing a Titan XT roof means addressing the ventilation at the same time, or the new shingle will fail the same way.
  • MetalWorks stone-coated steel noise and thermal movement on older decking. Tamko’s MetalWorks line is a stone-coated steel panel that looks like shingle or tile. It’s durable, but older Los Angeles homes with 1×6 plank decking often weren’t built for the thermal expansion of steel. We see popped fasteners and oil-canning on homes where the decking flexes. When we replace a MetalWorks roof, we inspect and often replace the decking first.
  • Elite Glass-Seal tabs blowing off during Santa Ana wind events. The older 3-tab Elite line had a glass-fiber mat with a seal strip that, after 10 to 15 years in Los Angeles, loses adhesion. A strong Santa Ana can peel tabs off in a single afternoon. Once 3-tabs start failing on a roof that age, patching is a losing game, and we recommend full replacement with an architectural shingle.
  • Sealant degradation on Tamko flashings and accessories. Tamko’s flashing products and sealants age on a different timeline than the shingles themselves. On many roofs we replace, the shingle still has life but the pipe collars, valley metal, and curb flashings have failed. If the shingle has five or more years left, we can do a targeted replacement of flashings. If the shingle is near end of life, we bundle it all into one replacement job and save you a second tear-off later.

Our Tamko Roof Replacement Process

Every Tamko replacement follows the same careful sequence, whether it’s a Heritage architectural roof in Northridge or a MetalWorks job in Silver Lake.

  1. 1
Walk the roof and document what’s there. We map every slope, note the Tamko line, record the age if you know it, and photograph the failure points. We also look in the attic for ventilation issues before we touch a shingle.
  2. 2
Write the price before the work. You get a line-item written estimate in dollars. The tear-off, decking replacement, underlayment, shingles, flashing, haul-away, and clean-up are all spelled out. No allowances, no change orders later.
  3. 3
Choose the Tamko line or an alternative. We stock or order current Tamko lines including Heritage and Titan XT, and we’ll compare them honestly against GAF, Owens Corning, and CertainTeed if your home’s exposure or slope argues for a different product.
  4. 4
Protect the house, then tear off. Shoe covers at the door, drop cloths through the hallway and under the work area, and a magnet sweep after tear-off. If your dog needs to stay inside, we coordinate the door schedule with you.
  5. 5
Replace decking as needed, then install the new roof. We cut out rotted or flexing decking and replace it before the underlayment goes down. The shingle install follows manufacturer spec, and we photograph the job as it progresses.
  6. 6
Final walk, clean-up photo, and the 365-Day Done Right Promise. Before the crew leaves, we photograph the completed clean-up and walk the property with you. Every Tamko replacement is covered by our 365-Day Done Right Promise: if it’s not right, we make it right.

What Tamko Roof Replacement Costs in Los Angeles

Here’s what we typically see across Los Angeles for Tamko roof replacement. These are real ranges for homes we’ve priced, but your exact number comes in the written estimate.

  • Heritage architectural shingle, 1,500 to 2,200 sq ft roof: $12,500 to $18,000
  • Titan XT architectural shingle, same size range: $13,500 to $19,500
  • Full decking replacement added to either job: $3,000 to $6,000 depending on how much sheathing is rotted
  • MetalWorks stone-coated steel, same size range: $21,000 to $28,000
  • Steep or multi-story tear-off surcharge: $1,500 to $3,500 depending on access and safety setup

What moves the price: roof size, shingle weight and line, how much decking needs replacement, the number of existing layers we have to tear off, and whether the home is single-story or multi-story. You’ll see your exact number in writing before we start, and that number doesn’t change unless we both agree on a change in writing. Call (424) 766-4937 for a free estimate.

Why Los Angeles Homeowners Call Birchbark Roofing for Tamko Work

Because we treat a Tamko replacement as a job on a home where kids sleep and a dog waits at the door, not as a production line. Erik Lindgren grew up in Reseda and learned the trade through the building-construction program at Los Angeles Trade-Technical College. He’s been on roofs across the Valley and Los Angeles for over two decades, and he’s the person neighbors call when a quote from someone else didn’t add up. Our crews are background-checked and uniformed, so you know who’s walking through your home. We work with Tamko as an independent service provider, and because we also install GAF, Owens Corning, and CertainTeed, we’ll tell you honestly if a different shingle fits your Los Angeles home better than a Tamko line. A live person answers our phone 24 hours a day, and every job includes a written price, shoe covers, drop cloths, and a clean-up photo before we pack the ladders.
