IKO Flashing Replacement: The Los Angeles Owner’s Guide

IKO flashing replacement in Los Angeles typically runs $350-$850 installed, and we stock IKO-compatible step flashing, pipe collars, and valley metal on our trucks so most swaps happen in one visit. You’ll know it’s failing when you see rust streaks on the roof plane below a wall or chimney, water stains on the ceiling after a good rain, or lifted flashing that catches the light from the street. Santa Ana wind season has a way of peeling back flashing that was marginal to begin with, especially on the north-facing slopes that never fully dry out between winter storms.

The flashing is the metal that bridges the gap between your IKO shingles and anything that pokes through them: vent pipes, chimneys, skylights, dormer walls, valley intersections. When it fails, water doesn’t just sit on the surface. It works its way under the shingles, into the underlayment, and down into the framing. By the time you see a stain inside, the leak has usually been active for a while. Birchbark Roofing is an independent roofing contractor, not affiliated with IKO, but we work with their material lines every week across Los Angeles and keep the common flashing profiles matched to their shingle courses.

Key takeaways:

  • Typical IKO flashing replacement in Los Angeles: $350-$850 installed, depending on the length of run and access.
  • Most flashing failures show up first as rust streaks, lifted metal, or interior water marks near walls, pipes, or valleys.
  • We stock IKO-compatible flashing profiles on the truck, so most replacements are single-visit jobs.
  • You get a written price before any work starts. Always.

Which IKO Models This Applies To

IKO flashing replacement works the same way across most of their architectural shingle lines: Cambridge, Dynasty, Nordic, Marathon, and Royal Estate all accept standard 10-inch by 8-inch step flashing in a 26-gauge galvanized or galvalume profile. The shingle model matters less than the roof geometry, but there is one compatibility gotcha worth knowing: IKO’s thicker laminated lines, like Cambridge and Dynasty, create a taller shingle profile than their 3-tab lines. That means step flashing needs a slightly taller riser to keep water from backing up behind it. We spec a 4-inch riser profile on IKO laminated roofs, not the 3-inch riser that works on older 3-tab installs. If someone reuses 3-inch flashing on a newly installed Cambridge roof, the first wind-driven rain will find it.

The OEM versus aftermarket decision is simpler than most people expect. IKO does not manufacturer flashing themselves. The metal you get from a roofing supply house, whether it says “IKO recommended accessory” on the packaging or not, comes from the same handful of sheet metal mills. What matters is gauge, profile, and material: 26-gauge minimum, 28-gauge for headwall and valley work, galvalume or copper where the run is long, and always aluminum for pipe collars because it flexes around the vent without cracking. We’ll always tell you which material is going where and why, and the line item on your quote reflects that choice.

Signs Your IKO Flashing Replacement Is Failing

  • Rust streaks below a wall, chimney, or pipe. Galvanized flashing has a zinc coating that eventually wears through in Los Angeles’s mix of marine air on the west side and dry heat in the Valley. Once the steel starts oxidizing, the rust runs down the shingle face and stains the granules. That stain is the flashing telling you it’s done.
  • Water stains on the ceiling near a chimney or exterior wall. This is the one that gets people on the phone. By the time moisture shows up inside, the flashing joint has been leaking for a season or more. The stain is almost never directly under the point of entry, because water travels along rafters before it drips.
  • Flashing that pulls away from the wall at the top edge. Step flashing is nailed to the roof deck and counter-flashed into the wall. Thermal expansion and contraction, year after year, works the metal loose. If you can see a gap at the top from the ground, water is already getting behind it.
  • Granules in the gutter concentrated below a flashing run. Not every granule loss means flashing failure, but when it’s localized under a wall or valley, the flashing is likely channeling water under the shingle course and eroding the mat from below. The shingles may look fine from the street while the underside is washing away.
  • Neoprene pipe boots that crack or crumble to the touch. Los Angeles sun is unkind to rubber. A pipe collar that was pliable when installed turns brittle after five or six years of UV exposure. When the neoprene splits, water runs straight down the vent pipe and into the attic.

Replacement Cost & What’s Included

Most residential IKO flashing replacements in Los Angeles land between $350 and $850, and the range comes down to three things: how many linear feet of flashing need to come out, whether the adjoining wall or chimney requires counter-flashing work, and how steep or high the roof section is. A straightforward pipe collar replacement usually runs $350-$450. Step flashing along a dormer wall, including removing and resetting the bottom shingle courses, typically runs $500-$700. Full valley replacement with new metal and shingle re-bedding can reach $850 when the valley is steep and the access is tight.

Every quote includes the metal, the fasteners, the sealant, the shingle removal and reset, debris haul-off, and the labor. You’ll see the exact number in writing before any work starts, no exceptions. If the job changes once we open the roof, we stop and walk you through it before we spend another dollar. Every flashing replacement is covered by our 365-Day Done Right Promise: if it’s not right, we make it right.

DIY or Call Us?

You can safely check a few things from the ground or a ladder: rust stains, lifted metal edges, cracked pipe collars, granules concentrating in a gutter below a wall. That’s useful information, and we’ll ask you what you’re seeing when you call. What we don’t recommend is the actual replacement work on a sloped roof without proper tie-off equipment and experience working around shingle courses. Flashing replacement requires lifting the shingle tabs, pulling nails, re-bedding the shingles with the right sealant pattern, and getting the lap direction correct. Get the lap wrong, and you’ve built a water collector instead of a water shed. On steep Los Angeles hillside lots like Mount Washington or Beachwood Canyon, the risk is amplified. Erik Lindgren grew up in the Reseda area and has been on everything from mid-century ranches in Northridge to Spanish-tile jobs in Silver Lake. He’ll tell you the same thing at an estimate that he’d tell a neighbor: tell me what you’re seeing, and I’ll tell you exactly what it means for your roof. Then we’ll put the fix in writing.

If you can safely reach the area and want to send us a photo first, we’ll take a look and give you a ballpark before we schedule. But the free estimate is the better route. It costs you nothing, and we’ll measure, inspect, and hand you a written price you can hold us to. Call (424) 766-4937 to schedule.
