How GAF Products Fail - and How We Fix Them
Every shingle brand ages differently. After repairing GAF roofs across Los Angeles for years, here are the failure patterns we see most often, what causes them, and how we handle each one.
- Timberline HDZ granule loss and premature balding. Timberline is the most common GAF line in Los Angeles by a wide margin, and we regularly see granule loss on roofs that are only 10 to 14 years old. The cause is almost always the same: intense UV exposure on south-facing slopes combined with the thermal cycling from our hot days and cool nights. As the granules erode, the asphalt underneath bakes and becomes brittle. Our fix: we replace the affected shingles with color-matched Timberline HDZ and check the surrounding area for early-stage cracking so you’re not chasing the same problem next summer.
- GAF Royal Sovereign wind-tear at the nail line. Royal Sovereign is GAF’s entry-level 3-tab line, and in Los Angeles we see it mostly on older homes in the Valley and South LA. Its failure point is predictable: the nail strip is the thinnest part of the shingle, and after years of Santa Ana winds, the shingles tear right at the nail line and start flapping. We replace them rather than re-nailing, because a torn nail slot won’t hold. If the roof is more than 60% affected, we’ll tell you honestly that a spot repair is throwing good money after bad and talk replacement options.
- GAF Camelot and Glenwood lifted ridge caps. The architectural designer lines look great, but their ridge caps are thicker and heavier than standard caps, which means the adhesive strips have to work harder. In the dry heat of Los Angeles, that sealant bakes out faster than it does in coastal markets, and we see ridge caps lifting on Camelot and Glenwood roofs well before the field shingles show problems. Our fix: we remove the lifted caps, inspect the underlying ridge vent or framing, and install fresh ridge caps with proper sealant. If you catch this early, it’s a contained repair; if you wait, water gets into the entire ridge line.
- GAF Liberty self-adhered membrane peeling at seams. Liberty is GAF’s SBS-modified roll roofing for low-slope applications, and it shows up on a lot of Los Angeles additions, porches, and mid-century flat sections. The common failure is seam peeling, where the factory adhesive dries out and the lap edges curl up. Water then wicks underneath. We clean the seam area, apply GAF-compatible primer and mastic, and re-roll the seam with proper pressure. The fix holds when it’s done right; the reason it fails again is usually shortcut surface prep.
- GAF EverGuard TPO seam weld failures. On commercial and some residential flat roofs, EverGuard TPO is common in Los Angeles, especially on larger modern builds and multi-family properties. The failure we see is seam weld delamination, where the hot-air weld weakens over years of thermal expansion and contraction, especially on dark-colored membranes that absorb serious heat. Our repair involves cleaning the failed seam, testing the surrounding membrane for brittleness, and applying a heat-welded patch with proper overlap. We do not use peel-and-stick fixes on TPO; they don’t hold in our heat.
